Swanix: A Blockchain-Based Investment Platform for Saudi Cultural Heritage

Swanix is a bilingual (Arabic/English) SaaS platform designed to tokenize Saudi heritage real estate and cultural economic projects through blockchain technology, allowing global investors to discover, evaluate, and invest in these assets. Each investment project exists as an ERC-721 Non-Fungible Token (NFT) certificate, recorded on a private permissioned Hyperledger Besu IBFT 2.0 blockchain network operated by Swanix. The platform supports seamless switching between Arabic (RTL) and English (LTR); integrates Saudi Absher OAuth authentication (with a manual document upload alternative); automatically mints ERC-721 NFT entitlement certificates upon investment completion; connects to the Moyasar payment gateway to support SAR payments (mada, Visa, Mastercard, Apple Pay); offers basic/advanced subscription plans; provides customized dashboards (for investors, project owners, administrators); and has a multi-channel notification system (in-app, SMS, email).

Swanix is supervised by the Saudi Capital Market Authority (CMA) and complies with Anti-Money Laundering (AML) and Know Your Customer (KYC) obligations. Key measures include: automatic flagging of investments of 50,000 Saudi Riyals or more; dual sign-off by auditors and financial administrators for project approval; audit logs for all administrative operations; and immediate discarding of tokens after extracting Absher OAuth identity data to protect privacy.

The target market includes domestic and international cultural heritage investors, high-net-worth individuals, socially responsible investment institutions, and Vision 2030 participants.
